Access & Use Only the interior and exterior areas agreed upon in advance may be accessed by the crew. All other areas are strictly off-limits. The production team must remain within the designated boundaries at all times. Timing Filming, setup, and breakdown must take place within the agreed hours (e.g., 8am to 6pm). Any overtime must be approved in advance and may incur additional charges. All activity, including setup and wrap, must be completed within the booked time slot. Crew Size & Parking The number of crew and cast must be agreed beforehand. No unauthorised vehicles are permitted on site, and parking is restricted to designated areas only. Larger vehicles or equipment trucks may be limited to hard-standing surfaces or field margins, depending on conditions. Respect for the Property Shoe covers may be required indoors, or shoes may need to be removed upon entry. No nails, screws, tape, adhesives, or similar materials may be used on any walls, floors, or furnishings without prior permission. All furniture or items moved during the shoot must be returned to their original position by the production team before departure. Damage & Liability The production company is fully responsible for any damage caused to the house, contents, or grounds. Proof of public liability insurance (typically £5–10 million) and a signed location agreement are required in advance. A refundable security deposit may also be requested. Noise & Neighbours Noise must be kept to a reasonable level at all times, particularly given the rural setting. Crew and cast must be respectful of neighbouring properties and access routes, which must not be obstructed. Catering & Facilities Any catering, green rooms, or toilet facilities must be arranged or agreed with us in advance. Portable toilets or trailers may be required if access to house bathrooms is restricted. Cleaning The property must be left in the same condition in which it was found. Depending on the scale of the shoot, professional cleaning may be required. All rubbish and materials must be removed by the production team; no waste should be left on site. Weather Contingency Adverse weather does not automatically cancel the agreement. Indoor backup plans or rescheduling must be discussed and agreed in advance where relevant. Cancellation Terms Full payment is typically due for cancellations made within 48–72 hours of the shoot date. A non-refundable booking fee or deposit is usually required to confirm the booking.
