Financial & Booking A security/damage deposit is required for every booking. All rentals include setup and tear-down time. Additional shoot days are subject to fees that may not align with the original rate and are subject to availability. Overtime is billed at $900 per hour, plus an additional night/relocation fee of $650, if applicable. Occupancy & Conduct No one is allowed over the maximum crew size without written permission from the site representative and/or owner. Additional crew will result in deductions of $250/per person, and taken from the security deposit unless otherwise discussed. No loud noise or music after 7 PM, unless permitted by local law, zoning, or permits. No smoking, vaping, or pyrotechnics. This is a fire zone. Failure to comply may result in Fire Marshal citations. No eating or drinking inside the location except in pre-designated/approved areas. Late-night filming is strictly forbidden. A site representative is required for all bookings. Property Care & Protection Furniture, house items, plants, and decor must be returned to their original positions. The production design team is required to take pictures and video prior to moving items. Do not use glue or tape on walls that might damage paint. Only approved art/prop hanging methods that prevent damage are allowed. The producer must place a lay-out board and/or furniture padding in interior and exterior areas with heavy foot traffic and where equipment is placed. The Producer/Production Company must remove all garbage, recycling, food, signage, and equipment they bring into the space by the end of the booking. No dumping in homeowner bins. Failure to comply will result in a $500 deduction from the damage deposit. The homeowner is not responsible for stored, lost, or stolen production or equipment items. Permits, Insurance & Vendors Production must provide valid filming permits prior to the shoot. Production must provide valid insurance prior to the shoot. Guests must provide a Certificate of Insurance (COI) and valid permits/licenses for all vendors. Neighborhood Etiquette & Parking Please respect neighbors' privacy and be polite. This is their neighborhood. Yield to all neighborhood street traffic. Please don't hold neighborhood vehicles. Drive slowly on our private road; children play, ride bicycles, and walk pets here. No parking on the street and no blocking neighbor driveways, even for short periods. Do not hide vehicles in the cul-de-sac; they will be cited by parking enforcement. No vehicle loitering on the private road before call time or after wrap. Neighbors will call the police. Loading/unloading must be arranged by the site representative and location manager. Keep roads clear at all times. The Fire Marshal has ultimate authority.
