1. Rental Duration & Utilities The rental period begins and ends at the agreed-upon times. Please include setup and breakdown within your booking. Heating costs are charged based on actual usage. Meter readings will be taken before and after your event. 2. Lift Access Use of the building lift is available upon request and must be arranged in advance. The lift is operated by a building assistant and requires a separate service fee. 3. Access to Private Areas Access to the back of the house (bedroom, private bathroom, shower, and tub) is available on request as part of a production. This area can be used as a greenroom, logistical space, or for hair, makeup, and wardrobe. The renter is responsible for any damage to the space, furniture, or equipment during the rental period. Repair or replacement costs will be deducted from the security deposit or invoiced separately. 4. Productions & Approvals All commercial, editorial, or branded productions must receive prior written approval and may be subject to location fees or licensing agreements. Use of artworks, neon pieces, or branded interiors in promotional or commercial imagery requires advance clearance. 5. Artwork Protection & Usage All Olivia Steele artworks are protected under copyright. Imagery featuring them may not be used for advertising, resale, or brand association without written consent. Modifications, repositioning, or covering of artworks or installations are strictly prohibited. Approved productions are encouraged to include credit where possible: “Filmed/Photographed at Studio Olivia Steele, Berlin.” 6. Additional House Guidelines Guest toilets are located in the hallway. Organizers are responsible for tidying up the space after the event. Professional cleaning can be arranged at an additional fee of €100–€250 per room, depending on the event type. No loud music after 11:00 PM. Please be considerate of our neighbors. Street parking is available; limited Hof parking may be arranged upon request. Studio Olivia Steele is home to original artworks — please admire, but do not touch. 7. Brand Collaborations & Large-Scale Productions For brand partnerships, product launches, or large-scale shoots, please contact us in advance to discuss creative direction, art inclusion, and licensing options.
