Charming English cottage with modern extension

Owners will be on site during any photo shoots, filming Location is only available for photo shoots, filming, content creation Access & Occupancy Maximum crew size: to be agreed Two of the four bedrooms are strictly out of bounds and may not be used for filming, photography, storage, changing, or crew rest areas. No overnight stays unless separately agreed. Times Standard hire hours: 7. 30am to 6:00pm. Early access or late finishes must be agreed in advance. Additional charges will apply for extended hours. Parking Parking is restricted to designated areas only. No blocking neighbouring driveways, roads, or access points. A parking plan must be agreed before arrival for larger crews. Property Care No items may be removed, moved, or altered without permission. Furniture must be returned to its original position before departure. Any damage must be reported immediately. Hirers are responsible for repair or replacement costs arising from damage. Noise & Neighbours Respect neighbouring properties at all times. No excessive noise, music, or disturbance. Food & Drink Outside catering is allowed Alcohol is not permitted without prior written approval. All rubbish must be removed at the end of the hire. Health & Safety Hirers are responsible for the safety of their crew and equipment. All electrical equipment brought onto site must be safe and fit for purpose. Fire exits and access routes must be kept clear. Photography & Filming Photography and filming are only permitted for the agreed project. The property's address must not be publicly disclosed without consent. Insurance Production companies must hold appropriate Public Liability Insurance. Proof of insurance must be provided before the booking. Smoking & Vaping No smoking inside the property. Smoking is only permitted in designated outdoor areas. Pets No animals on site unless agreed in advance. Cleaning The property must be left in the same condition as found. Additional cleaning charges may apply if excessive cleaning is required.
