Historic Design-led Townhouse

- Booking hours: 8am–6pm – Access is permitted strictly within these hours. Early arrival or late departure is not included unless agreed in advance. Extensions must be requested and charged – If more time is needed on the day, this must be requested as early as possible and will incur an additional charge. Extensions are not guaranteed and depend on availability. *set-up and packdown days are included in the daily fee, if more time s needed it must be requested and fees apply. - Max crew: 8 people. Larger groups must be requested and approved in advance of booking. - Respect the space. Treat the property as you would someone's home, not a rented studio and please leave it in the same condition you found it. - This is a residential property surrounded by neighbouring homes. Please keep noise, music, and general disruption to a genuinely low level throughout the booking — this includes voices, equipment, and vehicles. Excessive noise or disturbance to neighbours may result in the booking being ended early. - No smoking indoors. Smoking is permitted outside only, away from doors and windows. A cleaning charge will apply if this is not observed. - Do not move any furniture without prior request and permission being granted. This includes rearranging, removing, or relocating furniture between rooms. Nothing is to be moved on the day unless it has been specifically agreed with us beforehand. - Handle fittings and equipment with care – No overloading sockets or using fixtures/appliances outside their intended purpose. - No food or drinks allowed in the living room or bedrooms. Coasters and place mats must be used in the kitchen and dining room. - Report damages promptly. If something is damaged or broken during the shoot/stay, please flag it to us as soon as it happens rather than leaving it for us to find. - One small bag of recycling may be left at the property. All other waste, packaging, and rubbish (including from catering, set-dressing, etc.) must be removed from site and taken away by the crew. - Leave the property as found. Kitchen, bathrooms, and any used rooms should be left clean and tidy by the 6 pm end time. -Lock up and secure the property. Doors and windows must be locked whenever the property is unoccupied during the booking, and access arrangements followed as instructed. - No pets on site unless agreed in advance - Lead booker availability required – The lead booker must be present for key handover in the morning and must complete a walkaround with the owner in the evening before departure. The lead booker is also responsible for the conduct of the full team and any damage, excessive mess, overrun, or rule breaches during the booking. The following facilities are provided: Iron & ironing borad; steamer; wifi; backwash sink; tea & coffee; overnight storage for equipment.
