Access to large bedroom, living/dining room, kitchen, bathroom and private balcony. Booking hours include setup and breakdown time. Please account for this in your request. No smoking inside the house or near open windows. No pets unless agreed upon in advance. Only booked areas are to be used for shooting unless prior permission is granted. Please protect floors and furniture when moving equipment or props—use pads or covers as needed. Shoe covers or shoes off in main property. No nails, screws, or adhesives on walls or surfaces without prior approval. Respect the neighbors—keep noise levels reasonable, especially when entering or exiting. Crew size must match the booking. Additional guests or large teams should be cleared ahead of time. Leave the space as you found it. All rubbish must be removed, and furniture returned to original positions. Any damages will be charged at replacement or repair cost. Secure overnight storage can be negotiated for an extra cost. Parking available on neighbouring roads. All rubbish to be taken with you when you leave site
