General Rules - No smoking anywhere on property unless part of production (prior approval required). - No glitter, confetti, or fake snow—these are extremely difficult to clean. - No modifications to walls, floors, or landscaping without prior approval - All furniture must be lifted (not dragged) if moved. Return everything to its original place post-shoot. - Appropriate protective covers on all gear to protect floors - Shoe coverings required indoors for all crew - All trash must be removed at wrap - Please leave the space as you found it. Parking & Access - Driveway and 2 car garage available for use by production - Lined parking spaces available nearby - Additional parking on street - Ground-level access through garage, pool gate, and front door - Drone use allowed with appropriate FAA clearance and insurance Interior & Exterior Use - Use of the pool area, fire pit, and grill allowed—please supervise flames - Bathrooms are available for crew and talent - Cooking and catering are allowed (indoor or outdoor). Outside food welcome. - Pets allowed if part of production Booking Terms - All bookings must include setup and teardown time. - Proof of insurance is required for all commercial productions. - Event and overnight use permitted only with prior written approval. - Overtime is charged in full-hour increments unless otherwise agreed. - You are responsible for any damage caused during your rental.
