Arrival Instructions When you arrive, knock on the front door (gate will be opened). Parking There is free street parking on both sides of the street. There should almost never be an issue finding multiple parking spots open, as we are located directly in front of a hospital parking lot. Security Cameras: No Lighting The space has a ton of natural light as there are south and west facing windows. If you would like to black out light (specifically in the living room and dinging room), you’ll need to bring your own solution for covering the windows. Otherwise, all rooms have custom black out shades.This will need to be approved beforehand. Sound Space Access Crew Access: Ground Floor Staged Area Available in Basement Some Rooms are off-limits for shooting: Primary Bedroom (unless otherwise noted and approved). Shooting the exterior of the building is allowed. Electrical There are many outlets throughout the space. If the circuit breaker needs to be accessed, it can be accessed through the basement corridor. Any damages will be charged to the renter. No Smoking: Smoking is strictly prohibited inside the property or rooftop deck. Smoke allowed out front. No Pets: Pets are not allowed unless pre-approved. Noise Control: Please keep noise levels reasonable, especially when shooting in the evening or early morning. Guest Count: Maximum occupancy must be adhered to as stated in the booking. Cleaning & Maintenance Leave the Space as You Found It: Guests must remove all trash and reset the space to its original condition unless otherwise arranged. No Permanent Modifications: Nails, staples, or any other tools that might damage the walls or floors are prohibited. Shooting Restrictions Natural Light Etiquette: Use of window coverings should be handled with care to preserve the integrity of the space. Restricted Areas: Access to certain areas (like closets, private rooms, or storage spaces) may be off-limits unless approved. Floor Protection: Protective coverings must be used for heavy equipment to avoid damage to flooring. Time & Booking Start and End Times: Overtime fees will apply if the shoot exceeds the booking period. Check-In/Check-Out: Ensure all crew members arrive and depart within the scheduled timeframe. Safety & Liability Insurance Required: Productions must provide proof of liability insurance. Fire Safety: Open flames, candles, and pyrotechnics are not allowed without prior approval. Amenities Use Kitchen Use: Kitchen appliances may be used but must be cleaned after use. Furniture Movement: Furniture may be rearranged but must be returned to its original position. When moving furniture, it is crucial to lift the furniture and not drag so flooring isn't scratched. Additional Notes Exterior Noise: Please notify the host of filming outdoors as permits may be required. Children On-Site: Children must be supervised at all times. Who’s allowed in your Space: Aged 1+ Production insurance is required We require renters to provide proof of general liability insurance with coverage up to $1,000,000. The policy must include property damage and list the property owner as an additional insured. This coverage ensures financial protection for both parties in the event of accidents or damages during your rental period. Furniture and decorations may be moved Furniture and decorations may be moved Furniture + Art must be approved for moving prior to doing so. Furniture can be moved as longs as it is able to be fully lifted from the floor and not dragged (to prevent scratching the floors). High-touch surfaces are disinfected, floors are vacuumed and mopped, and trash is removed. We use eco-friendly cleaning products where possible. Guests are responsible for tidying up after use and disposing of waste properly. The space is cleaned and disinfected in accordance with guidelines from local health authorities High touch surfaces and shared amenities have been disinfected. Soft, porous materials have been properly cleaned and removed. A licensed professional cleaner is hired between bookings. If guests would like additional protective gear, they are encouraged to bring their own: disinfecting wipes, disposable gloves, masks, face coverings, hand sanitizer. Space has access to outdoor air ventilation. Space has HEPA-Certified Air Filters Space has additional outdoor space. ><<>>< Cancelation Policy Flexible: Guests may cancel their Booking until 7 days before the event start time and get a full refund of their Booking Price. Guests may cancel their Booking between 7 days and 24 hours before the event start time and receive a 50% refund (excluding Fees) of the Booking Price. Booking cancellations submitted less than 24 hours before the Event start time are not refundable.
