House rules Please confirm whether your booking is for filming, photography, an overnight stay or a combination. Overnight stays accommodate a maximum of eight guests. All visitors and crew must be included in the agreed booking. Please confirm total numbers in advance. No parties or events unless agreed beforehand. No smoking or vaping indoors. Please respect our neighbours and keep noise low, particularly when using the outdoor cinema and hot tub in the evening. Furniture and décor may only be moved with prior agreement and must be returned to their original positions. Please protect floors when bringing in equipment. No drilling, painting, fixings or alterations without permission. Please agree any use of smoke machines, candles, open flames or specialist production effects before booking. Keep electrical equipment and cables safely away from the hot tub and pond. Do not enter the pond, feed the fish or place any objects in the water. Children must be supervised around the hot tub and pond. Please leave the property tidy, wash used kitchen items and dispose of rubbish in the bins provided. Report any damage or breakages promptly. Setup and pack-down must take place within your booked hours. Additional time and overnight stays must be agreed in advance. Please note that the main garden is currently being refurbished and is securely fenced off from the guest area. Guests still have full access to the patio, pond, hot tub and outdoor cinema throughout their stay. The property has a separate, self-contained annex located to the right-hand side of the house. The annex has its own access, and its occupants do not have access to or use the garden, hot tub, patio or any of the guest areas. Guests have exclusive use of the main house and garden throughout their stay, so these spaces remain 100% private.
