General Rules: - No smoking indoors. Smoking allowed in designated outdoor areas only. - No glitter, confetti, or fake snow—these are extremely difficult to clean. - No modifications to walls, floors, or landscaping without written approval. - Furniture may be moved with prior approval. All furniture must be lifted (not dragged) if moved. Return everything to its original place post-shoot. - All trash must be removed and placed in the designated bins at wrap. - No animals unless part of production (requires prior approval). 🚛 Parking & Access - Property has private front and rear parking areas available for exclusive use during booking. - Large adjacent parking lot available for trucks, vans, crew vehicles, and grip trucks. Must get prior approval from building owner/manager. - Quiet, wide street with additional free street parking. - Drone use allowed with appropriate FAA clearance and insurance. 🛋️ Interior & Exterior Use - All three units are available for use unless otherwise noted in your booking. - Use of the backyard, pergola, and fire pit is allowed—please supervise flames. - Bathrooms are available for crew and talent. - Cooking and catering are allowed (indoor or outdoor). Outside food welcome. - Animals only allowed if part of production (Prior approval required) - Units can also double as housing for cast and crew as needed, - Loud noise/music allowed within reasonable daytime hours if part of production. 📑 Booking Terms - All bookings must include setup and teardown time. - Proof of insurance is required for all commercial productions. - Event and overnight use permitted with prior written approval. - Overtime is charged according 1 1/2 times regular rate unless otherwise agreed. - You are responsible for any damage caused during your rental.
