Newly Renovated Unique Mid-Century Modern Home on 11,000 SF Corner Lot

START - FINISH: Your booking begins when you pull into the driveway and ends when the last person leaves. Your production coordinator may arrive 15 min prior to booking to open the location and get situated. BACKYARD/FRONT YARD/DRIVEWAY: I welcome you to use any of these amenities for filming as you like. Backyard is great for setting up catering services, lunch, hang out area. You are always the only crew on site, please enjoy the space as you like. OVERTIME: Overtime rate is ( 1 x ) = same hourly rate as the booking. Overtime is calculated in minimum 1/2 hour increments. I check in (1 hour prior) end of booking to see if you are ok with checkout time or need extra time. You have the option to extend booking as needed. OT hours will be added to end of booking. EXTRA CAST/CREW: For every additional person on location on the shoot day beyond the contracted total, there will be a charge accordingly per tier (per peerspace hourly rate) OVERNIGHT EQUIPMENT: If you have a 2-3 day filming and would like to leave your equipment/props overnight, there is a small fee of $125 per night. All equipment must be unplugged from outlets. TRASH/REMOVAL: There are 2 standard size trash bins inside the kitchen. Please help us recycle! Use large trash bin in pantry for recyclables. If those are fully filled, you can put the trash inside our Black and Blue bins. If you have more than 2-3 trash bags, please take them with you. PARKING RULES: We have a 3 car driveway, which can be used for personal vehicles or grip trucks. There is a large wood sliding gate at the top of the driveway leading to a covered carport that can be used for additional parking/equipment. Please CLOSE this gate before leaving. LOADING IN/ OUT: Please park cars accordingly if you have equipment for load in and out. Equipment should be loaded through the sliding gate at the top of the driveway. NEIGHBORHOOD: Canoga Park/West Hills in a quiet residential neighborhood. When outside on the street, we ask that guests please respect the neighbors by not shouting, playing loud music, or loitering. Please do not gather outside of the home. PRODUCTION COORDINATOR: We ask for a single point of contact for the production on the shoot day. Please inform me who will serve as the Production Coordinator and provide her/ his contact information. The Production Coordinator should be the first person to arrive at the property and the last one to leave. Her/his primary job is to make certain that everyone from the production is aware, understands, and follows all of our requirements/ rules. SITE REP: For smaller shoots, and/or if available, we will have a Site Rep. A Site Rep fee will be charged for all shoot at a rate of $160 for any shoot up to 6 hours, and $260 for shoots over 6 hours (not to exceed 10 hours) FURNITURE: When moving any and all furniture, equipment, props, or other, said items must be lifted NOT DRAGGED by two (2) people. Any damages to the floor will be billed to the Client. It can get very expensive, so please make sure the entire production team is aware. Placing mats or securing with tennis balls under all equipment, heavy props, etc. is required. HAIR/MAKE UP: You can set up anywhere in the home, many set up in the master bathroom that's spacious and convenient. FILM/PHOTO PERMITS: It is the sole responsibility of the Guest/Client to determine if they require a filming/photography permit from Film L.A. This home is not liable for any fines that the Guest/Client may incur due to the failure of securing a permit. ALCOHOL/ILLICIT DRUGS: Alcohol and illicit drug use is strictly prohibited. SMOKING/VAPING: Smoking/vaping nicotine products is NOT allowed inside the home. If someone is smoking outside, please make sure to throw butts in a designated area. Do not leave cigarette butts on the street or home area. CHILDREN: Please let me know in advance if you will have children on site. Children must either have a babysitter or be supervised by their legal guardian and be responsible for the child safety. CATERING/CRAFT SERVICES: All deliveries must be delivered at the front entrance gate. You are welcome to use the refrigerator/freezer for any snacks/drinks. PROJECTS WE LOVE : Short/Feature/Episodic content (sci-fi, fantasy/adventure, drama, etc.), e-commerce, branding, products, social media content, photoshoots, interviews. If you have a GOOD FEEL project we would love to host you! SHOOT DATES: 7 days a week. GENERATOR: If necessary to bring a generator, it must be cleared with the property Owner. CLEANING FEE: Guests must be respectful of the property and leave the premises clean. Standard cleaning fee is $150 for entire home. WALK THROUGH: A walk through will take place before and after each shoot if Site Rep is on site. If no site rep for the shoot, please take photos of any damages incurred and we will discuss the following day, after cleaning crew has done a thorough check. The Production Coordinator will be permitted to photograph and/or film the premises during the walk through. RIGHT OF REFUSAL: The following projects we DO NOT film in this location: adult movies. LOCATION PROMOTION: Owner reserves the right to publish any photos or video (including behind the scenes footage) from the shoot for the sole purpose of promoting the location. Hide All ages are allowed in the space Production insurance is required General liability policy to cover any accidental damage to the property during use. Furniture and decorations may be moved Our flooring is beautiful, but delicate, so furniture should be lifted before being moved and never slid. Smoke machines are allowed Nudity is allowed Security cameras and recording devices Two outdoor security cameras in the backyard and driveway, as well as a doorbell camera, which can all be disabled on request. Recording devices in bathrooms or dressing rooms are prohibited by the Peerspace Services Agreement.
