House Rules for Productions Booking Includes Setup and Breakdown Time. Please account for your full production schedule when booking. Overtime fees apply beyond the agreed hours. Max Occupancy: 15 People. This is a boutique property best suited for small, curated productions. No large crews or cast parties. Parking Limit: 4 Vehicles Max. Please carpool or use rideshare when possible. Load-in/load-out should be coordinated in advance. Respect the Neighborhood. No loud music or disruptive activity—this is a quiet hillside community. No Smoking Indoors. Smoking is allowed outside only in designated areas and all butts must be disposed of properly. No Open Flames or Hazardous Materials. No candles, fire pits, or pyrotechnics without prior approval. Move Furniture with Care. Furniture and decor may be moved with permission, but must be returned to their original location after shooting. Leave No Trace. Please remove all trash, props, and gear by the end of your booking. A basic cleanup is expected. Protect the Floors & Walls. Use mats, covers, or tennis balls on stands/tripods as needed. No nails, screws, or adhesives on walls. No Adult Content or Nudity Without Prior Written Approval. This includes implied nudity, lingerie shoots, or anything not family-friendly. No cigarette commercials or non-domesticated animals. Insurance Required for Film/Photo Productions. COI (Certificate of Insurance) may be requested depending on project size.
