Singleton Family Farm — Available for Film & Television Productions

Singleton Family Farm – House Rules & Additional Terms Singleton Family Farm is a privately owned, 48-acre working horse farm. We welcome professional film, television, commercial, and photography productions. All renters and production crews must follow these rules to ensure the safety of our animals, property, and guests. 1. Property Access Access is limited to areas specifically approved by the property owner. Farmhouse, barns, stalls, riding arenas, pastures, and outbuildings require prior authorization. All gates must remain closed and secured. Existing horse boarding operations must not be disrupted. 2. Horses and Farm Animals No feeding, touching, riding, moving, or handling animals without permission. Any filming involving horses or other animals must be approved in advance. No loud or sudden noises, smoke effects, drones, or activities that could frighten livestock without prior written approval. Additional fees may apply for animal participation, handlers, or specialized arrangements. 3. Production Equipment and Activities All equipment, lighting, generators, props, and set construction must be approved before arrival. No firearms, ammunition, pyrotechnics, explosions, open flames, or hazardous special effects without prior written authorization and appropriate permits. No alterations to buildings, fencing, landscaping, or other property without written consent. No smoking or vaping inside buildings, barns, or near hay and livestock. 4. Parking and Vehicles Production vehicles must park in designated areas. No driving or parking on pastures, riding arenas, or sensitive ground without approval. Driveways, gates, barn entrances, and emergency access must remain clear. 5. Insurance and Liability Productions must provide proof of appropriate commercial general liability insurance before filming. Additional insured coverage may be required for the property owner and farm business. Renters are responsible for damage caused by their production, crew, equipment, or guests, subject to the booking agreement. Renters must follow applicable safety regulations and obtain necessary permits. 6. Scheduling and Additional Charges All setup, filming, breakdown, and cleanup must occur within the reserved booking period. Additional time, crew members, specialized equipment, animal participation, or access to restricted facilities may result in additional charges. Overtime must be approved in advance. Overnight filming and large productions require advance approval. 7. Cleanup and Property Protection The property must be returned to its original condition. All trash, props, decorations, and equipment must be removed. Damage, accidents, injuries, or unsafe conditions must be reported immediately. No littering or disposal of chemicals, fuels, or wastewater on the property. 8. General Conduct Children must be supervised at all times. No unauthorized visitors, pets, parties, or public events. No illegal activities. Respect neighboring properties, farm residents, boarding clients, and livestock. The owner reserves the right to stop unsafe activities immediately, consistent with the booking agreement. Additional Terms: All productions are subject to owner approval. Additional requirements, location fees, animal-handling arrangements, security deposits, and restrictions may be established in a written location agreement before filming begins.
