Bay Street Studio: Rules & Regulations Booking & Confirmation Advance Reservation: All rentals must be confirmed via your preferred booking platform or direct contract. Production Services: Should you choose to engage our in-house production team, applicable fees are detailed in your rental agreement. Access & Load-In Street-Level Bay Doors: For load-ins and load-outs, use the bay doors at 1909 Bay Street. Please notify us in advance of large equipment deliveries so we can accommodate scheduling. Setup & Strike Times: All setup and breakdown must occur within your reserved hours. Early access or extended time beyond your booking may incur overtime fees. Capacity & Usage Guest Count: The studio comfortably accommodates diverse events—from small, private productions to gatherings over 600 people. Please adhere to the capacity agreed upon in your booking. Standalone vs. Full-Service Production: You may rent the space on its own or opt for our award-winning art directors, producers, and cinematographers to execute your vision from conception to post production. Noise & Neighborhood Relations Sound Levels: Maintain respectful noise levels, especially during evening hours. The Arts District is both a creative hub and a residential area, so please be mindful of neighbors. Quiet Hours: For any event carrying on past 10:00 p.m., consult in advance for local regulations and permissible decibel levels. Décor & Alterations Protecting the Space: Any décor (including backdrops, draping, or greenery builds) must be installed without causing damage to walls, floors, or ceilings. Approval Required: Permanent alterations (painting, drilling, etc.) are strictly prohibited unless granted written permission beforehand. Cleanliness & Care Leave It as You Found It: Please ensure the space is returned to its original condition. Discard trash in designated bins and remove all personal or event-related items. Cleaning fee is $450 Waste Disposal: For large-scale events or productions, arrange for additional trash or recycling if required. Equipment & Furnishings On-Site Amenities: Basic furniture arrangements, WiFi access, and on-site support are included with most bookings (as outlined in your rental details). Equipment Rentals: Additional gear—lighting, camera setups, or decor—can be requested through our in-house production department or brought in from third-party vendors. All third-party rentals must be pre-approved. Safety & Security Emergency Exits: Familiarize yourself and your team with exit routes. Keep doorways, loading bays, and corridors clear of obstruction. Insurance: Depending on the nature of your event or production, you may be required to provide a Certificate of Insurance naming Atticus Studio as additionally insured. On-Site Staff: Our team is available to assist with any questions or safety concerns. We reserve the right to employ security personnel for high-capacity events or productions. Food & Beverage Catering & Vendor Policies: Outside catering is permitted, provided vendors comply with health regulations and do not exceed noise or odor levels. Alcohol: Consumption of alcohol is allowed only with prior approval. Additional licenses or security may be mandated for large-scale events. Smoking & Prohibited Substances No Smoking Indoors: Smoking, including e-cigarettes, is not allowed inside the studio. A designated outdoor smoking area may be provided upon request. Illegal Substances: Any illegal activity or substance use on the premises will result in immediate termination of the rental. Respect for Property & Community Local Highlights: Feel free to enjoy nearby arts galleries, the taco truck a block away, Soho Warehouse within five minutes’ walk, or The ROW DTLA minutes away as well. Please remain mindful of neighbors when coming and going. Neighborhood Etiquette: The Arts District thrives on creativity and community. We ask that you treat fellow tenants, local businesses, and the general surroundings with consideration. Damage & Liability Tenant Liability: The renter is responsible for any damage to the premises or its contents during their use of the space. Reporting: Any incident or damage must be reported immediately to our on-site contact or management. Cancellations & Rescheduling Policy: Cancellations, rescheduling, and refunds align with the terms set in your rental agreement or the booking platform used. Our policy for direct bookings is 50% refund if cancelled within 7 days. Weather & Unforeseen Circumstances: We aim to be flexible; however, rebooking options may be subject to space availability.
