Additional terms / house rules 1. Condition: The hirer agrees to return the property in the same condition it was found. A walk-through will be done prior to the shoot, and photos taken. Any damage or extra cleaning required will be invoiced within 2 days. 2. Deposit: A £1,000 security deposit will be held and refunded within 5 days after inspection, less any deductions for damage or cleaning. 3. Access Times: Access is permitted strictly between agreed times. Any early arrival or late departure must be pre-approved. 4. Furniture & Fixtures: Furniture may not be moved without prior agreement. Walls, floors, and fabrics must be protected. Any damage will be the hirer’s responsibility. 5. Excluded Areas: The smallest bedroom, eaves, and garage are strictly off-limits. 6. Cleaning: The hirer must remove all rubbish, leave the rooms tidy, vacuum/mop floors, ensure all appliances are switched off, and return keys. 7. Noise & Neighbours: Please keep noise to a reasonable level at all times, especially outdoors, and respect neighbours. 8. Smoking, Alcohol & Catering: No smoking, vaping, or alcohol consumption inside the property. 9. Electrical & Equipment Use: All equipment must use surge protection. No high-heat or heavy lighting may be used inside without prior agreement. 10. Liability: The hirer accepts full liability for any damage, injury, or loss occurring during the hire, including actions of crew, contractors, or talent. 11. Overtime: Overtime will be charged at £200 per hour beyond the agreed end time unless pre-approved in writing. 12. Cancellation: Cancellations within 48 hours of the hire date will incur a charge of 50% of the agreed hire fee
