Modern Country Home, Equestrian Yard & Rural Farm Location – Kent

We're happy to welcome photography and film crews to our property and aim to be as flexible and accommodating as possible. As this is also a private home and working equestrian yard, we ask that the following guidelines are respected. Bookings: All shoots must be agreed in advance, including crew numbers, timings, equipment, vehicles and intended use of the location. Crew Size: Small to medium-sized productions are welcome. Crew numbers must be confirmed before booking, with larger productions considered on a case-by-case basis. Maximum occupancy may vary depending on whether the shoot is indoors or outdoors. Access: Only pre-agreed areas of the house, grounds and equestrian facilities may be accessed. Some areas may be restricted. Animals: Horses and other animals are present on the property. Please do not approach, feed, handle or enter their enclosures without prior permission. Any filming involving animals must be agreed separately. Health & Safety: This is a working equestrian environment with machinery, equipment and uneven ground. Production teams must carry out appropriate risk assessments and follow all relevant safety guidelines. Floor Protection: All interior floors must be adequately protected during shoots, particularly when using lighting equipment, tripods, stands, tracks or other heavy equipment. Appropriate protective coverings must be used, and equipment must have non-marking feet. No equipment may be dragged across the floors. Outdoor footwear must be clean before entering the house. Furniture & Equipment: Furniture, fixtures and other items must not be moved or altered without prior permission. Everything must be returned to its original position. Parking: Vehicle access, parking and equipment unloading must be agreed in advance. Access routes must remain clear at all times. Insurance: All professional productions must hold appropriate public liability insurance and provide evidence upon request. Content Restrictions: The property is not available for pornography, adult entertainment, OnlyFans or other sexually explicit content production. Nude or implied-nude shoots are not permitted without prior written approval. The nature and intended use of all content must be disclosed before booking. Drones & Special Effects: Drone filming, smoke machines, naked flames, pyrotechnics and other special effects require prior written approval. Noise & Neighbours: Please be considerate of neighbouring properties and animals. Loud music, generators and potentially disruptive activities must be agreed beforehand. Cleaning & Damages: The property must be left as found, with all rubbish and production equipment removed. Any damage must be reported immediately. Productions will be responsible for damage caused during their booking. Shoot Hours & Overtime: Agreed booking hours must be respected. Additional shooting hours are subject to availability, prior approval and additional charges. Changes to the Brief: Any significant changes to the agreed production, including additional crew, equipment, activities or content, must be approved in advance. We reserve the right to refuse activities outside the agreed brief. We're always happy to discuss individual production requirements and will do our best to accommodate reasonable requests. As the property is hosted by an experienced commercial photography and film producer, we understand the practical demands of a shoot and want to make the experience as straightforward and enjoyable as possible.
