General Use • The property must be treated with care and respect at all times. • All furniture, styling items and decorative objects must be returned to their original positions unless otherwise agreed. • No permanent alterations to the property are permitted (including drilling, painting, adhesives on walls, or fixing items) without prior written approval. • Protective coverings must be used for floors, worktops and high-traffic areas where equipment is in use. • No shoes on carpets unless essential for filming — protective coverings are required. • Food and drink must be kept to agreed areas only. • No smoking inside the property. • Noise levels must be kept to a respectful level in line with residential surroundings. • Crew numbers must not exceed the agreed amount. • Access is limited to agreed areas only. • All equipment must be supervised at all times. • The hirer is responsible for the conduct of all crew and contractors on site. Insurance Requirement • The hirer must hold valid Public Liability Insurance and provide proof of cover prior to the shoot date. • Insurance must cover any damage to the property, contents, and any third-party claims arising from the hire. Pets & Animals • Animals are permitted by special request only. • Additional costs, cleaning requirements, and usage conditions will be discussed and agreed in advance of hire. Access & Safety • The property includes stairs that are relatively steep and may not be suitable for small children or elderly individuals with limited mobility. • There is a low doorway/beam at the entrance — care must be taken at all times. • Hirers must conduct their own risk assessment and ensure all health and safety procedures are followed while on site. • The hirer is responsible for ensuring all crew and visitors assess the suitability of the space for their needs. • The owner cannot accept responsibility for accidents resulting from failure to follow agreed safety precautions. Damage & Condition • The property must be left in the same condition as found. • All damage, marks or breakages must be reported immediately. • Any damage must be repaired, replaced or reinstated to the existing high standard at the hirer’s expense. • A security/damage deposit may be required prior to hire.
