Luxury 3-Bedroom Retreat with Garden, Sauna, Hot Tub & Cold Plunge

Location Hire Rules & Terms of Use Location Use -The property is available for approved photoshoots, filming, content creation, productions and other agreed location-hire purposes. -The location may only be used for the purpose stated and agreed at the time of booking. -Any change in use, additional activities or significant increase in crew/attendee numbers must be approved in advance. -The hirer is responsible for ensuring that all members of their team, crew, clients and visitors comply with these rules. Noise & Neighbors -The property is located within a residential community, so consideration for neighbors is essential. -Excessive noise, loud music, shouting or disruptive behaviour is not permitted. -Quiet hours are strictly enforced from 11:00 PM to 7:00 AM. -Noise must be kept to an absolute minimum during these hours, both indoors and outdoors. -The location must not be used for parties, raves or other activities that could cause disturbance to neighbouring properties. Garden & Outdoor Areas -The garden is available for approved location-hire activities and outdoor filming or photography. -Please treat all outdoor areas, plants, furniture and landscaping with care. -No loud music, disruptive gatherings or excessive noise is permitted in the garden. -After 11:00 PM, outdoor activity must be limited to quiet use only. -The garden must be left clean and in the same condition in which it was found. Hot Tub, Sauna & Cold Plunge -Use of the hot tub, sauna and cold plunge must be agreed as part of the location hire. -These facilities must be used responsibly and in accordance with any instructions provided by the property manager. -The hot tub must not be used after 11:00 PM. -The hot tub cover must remain closed when the hot tub is not being used. -Hirers must not switch off, drain, alter or tamper with the hot tub, sauna or cold plunge settings. -Any damage or misuse of these facilities may result in additional charges. Equipment, Furniture & Set-Up -Furniture, fixtures, fittings and decorative items must not be moved, removed or altered without prior approval. -Any equipment brought onto the property must be suitable for the location and used safely. -Nails, screws, staples, adhesives, tape or other materials that may damage walls, floors, furniture or surfaces must not be used without prior approval. -Heavy equipment must not be placed directly on delicate flooring or surfaces without suitable protection. -Any set dressing, props or production equipment must be removed at the end of the hire. Smoking & Vaping -Smoking and vaping are not permitted inside the property. -Cigarette ends must be disposed of safely and must never be left in the garden or around the property. -Any smoking arrangements for outdoor areas must be agreed in advance. -Cleaning & Condition of the Property -The hirer is responsible for leaving the property in a clean and orderly condition. -All rubbish, props, equipment, catering items and production materials must be removed at the end of the booking unless otherwise agreed. -Excessive cleaning, damage, stains, missing items or specialist cleaning requirements may incur additional charges. Damage & Security Deposit -A £300 security deposit may be required before the booking. -The deposit may be used to cover damage to the property or contents, excessive cleaning, missing items, rule breaches, unauthorised use, noise-related issues or other costs arising from the hire. -The hirer is responsible for any damage caused by their team, clients, contractors or visitors. Crew & Visitors -Only the agreed number of people may attend the location unless additional attendees have been approved in advance. -The hirer is responsible for the conduct of everyone attending the booking. -Unapproved visitors, additional crew or attendees may not be brought onto the property without prior approval. Respect for the Property & Community -Please treat the property, its contents and surrounding residential community with respect. -Any behaviour that creates a nuisance, disturbance or safety risk may result in the hire being stopped immediately. -Serious breaches of these terms may result in the hirer being asked to leave the property without refund and may result in additional charges. End of Hire -The property must be vacated by the agreed end time. -All equipment, personal belongings, props and rubbish must be removed unless otherwise agreed. -The property should be returned to its original layout and condition.
